Detailed explanation
It is the basic information document behind any purchase: it identifies the plot, its registered surface, the owner and the registered charges — mortgages, court seizures, tax liens, easements. It does not carry the public faith of a formal registry certificate, but it costs a few euros and arrives the same day. No distressed deal should move forward without reading it in full, charges included.
Practical example
A twelve-euro extract reveals a €14,000 tax seizure registered after the mortgage. Knowing that before bidding changes the maximum price of the deal by exactly that amount.
When it matters
It is the cheapest check that exists and the one that prevents the most losses. Always before signing a deposit contract, never after.
