Before you invest
Am I going to lose my money?
You acquire a real asset at a discount to market value, and that discount is your safety margin. Every deal also goes through an independent legal report before you commit capital. That said, no investment is risk-free and past returns do not guarantee future results.
What is the minimum investment?
Entry typically starts at €20,000. The average ticket depends on the asset type: a flat or an auction assignment needs less capital than a building or a portfolio.
What returns can I expect?
It depends on the asset and the deal, but we start from discounts of 40 to 75% over market value as a margin of safety. Returns are built on that discount, not on optimistic forecasts. No return is guaranteed, and we always cross-check it against verifiable sources before publishing an opportunity.
NPL, auction, auction-bid assignment and REO
What is an NPL?
An NPL (non-performing loan) is a mortgage the borrower has stopped paying. You buy the debt, not the property yet: you become the new creditor and go through the court process until the home is yours. This is where the discount to market value is largest, in exchange for a longer timeline and more management, which we handle end to end.
What is a judicial auction?
A judicial auction is the public sale ordered by the court to pay off the owner's debts. You bid for the property and, if you win, it is awarded to you below market value. In exchange it demands an upfront deposit, strict deadlines and knowing which charges and occupancy remain: we walk you through the prior study and the bid itself.
What is an auction-bid assignment?
It lets you step into the position of a successful bidder in a judicial auction before the purchase is formalised. You reach the asset with less capital and in less time than a traditional purchase. At Arkos every assignment goes through the same independent legal report as any other deal.
What is a REO?
A REO (real estate owned) is a property the bank or the fund already owns after foreclosing on the mortgage. Here you buy the home directly: a standard purchase before a notary, at a discount, with no courts and no judicial timelines. It is the fastest and most predictable of the three routes.
How a deal works
How long does a deal take?
The average is around 13 months, typically ranging from 10 to 16 depending on the asset type and the workload of the relevant court.
Is the property registered in my name?
Yes. The acquisition is formalised by public deed before a notary and registered in the Property Registry from day one, in your name or your company’s.
What if the property is occupied?
We handle the vacancy, negotiated or through the courts, and prepare the asset. You receive it free and ready to sell or rent.
Do I have to manage anything?
No. Management is end to end: selection, due diligence, notary, registry, occupants, renovations and sale. You get case updates in your dashboard.
Who we are
What's the difference between Arkos Investor, Finance and Pro?
They are three lines of the same deal. Investor sources, audits and manages the opportunities (NPL, REO and auction-bid assignments) end to end. Finance secures funding by negotiating with lenders from your side, not the bank’s. Pro is the data and AI layer that values any asset by combining land registry, statistics, tax, planning and market data.
Can you finance the deal?
Yes. Through Arkos Finance we negotiate the funding of the deal with lenders from the investor’s side. We don’t work for the bank: we look for the structure that best fits your case so you don’t have to put up all the capital at once.
