Detailed explanation
In an auction or a foreclosure not every charge disappears. Registry priority governs: the charge being enforced and every later one are cancelled, while earlier ones survive and pass to the buyer. Telling them apart by reading the order of registration is the difference between a real discount and a hidden invoice.
Practical example
A flat awarded at €60,000 carries an earlier €45,000 mortgage that the foreclosure does not cancel. The real price of the deal is not €60,000, it is €105,000.
When it matters
It is the most expensive mistake a first-time auction investor makes, and the price tag never shows it — only the registry history, read in order, does.
