Servicer
The company that manages and sells non-performing debt and repossessed property on behalf of banks and funds.
Detailed explanation
Banks do not manage their own property: they delegate it to servicers such as Anticipa, Servihabitat, Aliseda, Diglo, Hipoges or Intrum, which run the portfolios, set prices and negotiate with buyers. Investors almost never buy from the bank — they buy from a servicer. Understanding their calendar (quarter ends, disposal targets, portfolios that have been sitting for months) is half the negotiation.
Practical example
The same flat offered at €95,000 in January can close at €78,000 in late June, when the servicer needs the portfolio off its books before the half-year close.

Knowing who really owns what you are looking at tells you how fast a deal can close and how much room the price really has.
